How to Negotiate the Highest Price in a Seller’s Market

How to Negotiate the Highest Price in a Seller's MarketYou’re selling your house and the timing is perfect…It’s a seller’s market! You’ve listed your home and have several interested buyers. You’re certain you can get your full price offer, but can you leverage what you have into an accepted offer that is… above the list? Perhaps three percent, even five percent or more above the list? You sure can! Here’s how you go about it:

1) Be easy to work with and very helpful. Buyers tend to be willing to negotiate with sellers whom they like and are eager to help. Your agent should answer all questions quickly and thoroughly.

2) Be proactive and communicate openly with all buyer agents who have scheduled showings to date. Your agent should be encouraging as many people as they can to write an offer on your home. Your agent will let every showing agent know that your property is gaining tremendous interest and that if an agent has shown yet to do it quickly so their clients don’t miss out on the opportunity to write up their offer. Your agent will also call and email each showing agent to ensure they get the message.

3) Suggest a selling price that is way too high. This means your agent will use the power of suggestion to drive up the bidding price on your home by sharing with buyer agents how they’re surprised by the overwhelming interest in your property and that they wouldn’t be surprised if it goes for higher than list price.

4) Justify a price that is way too high. When your agent is conversing with the buying agents, he’ll share good reasons why they should write a strong offer.

5) Provide a status update to all parties once the first offer comes in. Your agent will once again call and email each showing agent to inform them how much time they have to make an offer and then encourage as many offers as possible because, with each additional offer you receive, your power to negotiate price goes up.

6) Negotiate and accept a secondary offer. Do this once your primary offer is accepted. This is a great tactic for your agent to use in case your first offer falls through. If buyer number one is informed of your solid plan B in the works, they’re more likely to do what it takes to get things finalized. A good example would be that they’ll probably not quibble about anything that shows up on the inspection, for instance.

Of course, this can all only be done with effective marketing and proper pricing in the first place. Good marketing and a proper price will draw the buyers in. Then it’s up to your agent to advocate your best interests and communicate effectively to potentially sell your home for well above list price. Ready to get listed and sold? Call me today!

The Holidays are Over-Now What?

The Holidays are over which means the hustle and bustle is slowly coming to an end and we finally get a few moments to kick back, relax and take a few much needed deep breaths. While we may love the Holidays and all the wonders they bring, the season can often leave us physically and mentally exhausted and ready for a break once January 1st finally arrives. Between Thanksgiving, Black Friday, Christmas Eve, Christmas, New Years Eve and New Years Day, the list seems to never end. Cramming so much into only a few months makes for a quite a chaotic and often stressful experience. While we still enjoy the Holidays and look forward to them each year, the break is definitely needed. So now that the chaos is over, we are left with one simple question; now what?

As we start to unwind and relax after the first week of normalcy we might find ourselves getting a little restless. Going from a million miles a minute to a regular day-to-day life seemingly overnight can be quite a shock to our system. While it may be harder to find a fun excursion or event to attend in smaller towns, if you are in the Orlando and Clermont area, there is always something new and exciting to find. Leaving audiences amazed you will get a small glimpse at many cultural traditions local to the African countries, male, female and children dancers and vocalists, gumboot dancers, sky high pole acts, hysterical comedy, foot-table juggling, mind-blowing contortionists, beautiful percussionists, Gabonese tumblers, and all the Zuma Zuma Acrobats will be entertaining you during this breathtaking performance.

Take a leap to your wild side and get your tickets before they are sold out. Bring a friend, family member or co-worker and enjoy the beauty and mystery that Cirque Zuma Zuma has to offer. While we don’t want the business of the Holidays to come back, the entertainment offered by the performance of Cirque Zuma Zuma is a welcomed experience for those of us who are chomping at the bit to get out there and not only do something fun, but try something new. Don’t let the after Holiday slump get you down and enjoy everything your incredible city of Clermont has to offer. Much like your car, your boat needs routine maintenance as well. However, when caring for your boat on your lake front property in Orlando, you must take special care as any basic task like polishing, cleaning or changing the fluids can cause water quality problems if the products used are not handled as they should be. When caring for your boat, be sure to follow these tips:

  • Stay away from the lake, its tributaries and storm drains when maintaining your boat.
  • Use non-toxic products
  • Be sure you contain any excess waste products that result from your work.
  • Rinse boats more often with plain water so you don’t always need soaps and cleaners.
  • Avoid the need for washing with soap all the time by keeping the boat waxed and rinsed after every time you use it.
  • Choose non-toxic, phosphate-free, chlorine-free, biodegradable products.
  • Take your boat to a commercial car wash where the dirty water goes to the wastewater system.
  • Follow the instructions on the label. Twice as much cleaner does not work twice as well.
  • Buy only what is needed for a project. Give the leftovers to another boater.
  • If you must work near the water, use tarps and work on a small area.
  • Pressure washing near the lake is never a good idea as it is difficult to manage the wastewater.
  • Dispose of leftover household toxics properly.

It is also important to care for your dock that gives you access to fun on the lake. Depending on the design and construction materials, docks and floats can make for added problems for wildlife and water quality. For maintenance of docks and floats on your property, here are some things to know:

New Docks

While docks and floats don’t generally provide good habitat for fish and wildlife, they can act as barriers necessitating that waterfowl, beavers, and otters find refuge further out into the lake.

Larger docks can inhibit the growth of beneficial aquatic plants, by shading the littoral zone. If pilings are not spaced far enough apart, a dock can change the movement of water along the shoreline, causing erosion and deposition. This affects the growth of water plants.

If you are thinking about constructing a dock or float, or making major repairs to the one you already have, you need to obtain the necessary environmental review and permits for your area.

You may think that this seems a bit silly just to build a dock, but any work performed below the ordinary high water mark on the lakeshore has opportunity to cause water quality problems.

If constructed in conjunction with a naturally vegetated shoreline, a dock can provide boat moorage, allow access to the water and reduce human impacts to the environment of the shoreline. Moving heavy use elsewhere and away from the fragile shoreline to a dock can reduce negative influences and even damage to the riparian area. For simple boat moorage, a buoy is the preferred alternative as it causes the least long-term impact to the lake environment.

The materials used in the construction of docks can introduce a variety of contaminants into the lake so be sure you know what you’re building with and how it can affect the water.

Dock Maintenance

Paints, wood preservatives or other chemicals may end up in the lake during routine maintenance, so their use is not permitted over or near surface water. A dock with a natural, unfinished surface is the best option. If your dock or boathouse is already painted, you need to be very careful when maintaining it. It is your job to insure that tarps are used and that the paint scrapings, paint, or other prep materials do not fall into the lake.

Pressure washers are sometimes used for cleaning and prep work but this is not a good idea around lakes. The force of the water from a pressure washer makes it hard to control the amount of material being washed into the lake. A better idea is to scrub or wire brush the surface with tarps around and underneath the work area to contain the scrapings. Bleach, herbicides or pesticides should not be used over the water to control the unwanted living things that take up residence on or around your dock.

Alternatives to Toxic Cleaners

  • Soap: choose phosphate free and non-toxic soap but use very little
  • Scouring Powders: baking soda
  • Fiberglass: baking soda paste
  • Decks and Floors: one cup white vinegar in two gallons water
  • Windows: one cup vinegar in one cup warm water, rinse and squeegee
  • Aluminum: two tablespoons cream of tartar in one quart hot water
  • Copper: lemon juice and salt
  • Brass: Worcestershire sauce or paste made of equal parts salt, vinegar, and water; rinse
  • Chrome: apple cider vinegar to clean; baby oil to polish
  • Drain Opener: pour vinegar and baking soda in drain and follow with boiling water
  • Mildew: paste of equal parts of either lemon juice and salt or vinegar and salt
  • Wood: three parts olive oil and one part white vinegar
  • For Your Hands: baby oil or margarine

5 Newcomer Tips for Living in Orlando

Thousands of people move to Orlando each year and you are here because you are thinking about making the move. Well, do it. Orlando is a beautiful city in central Florida with something for everyone. Sports fan? We’ve got you covered. Nature lover? We have plenty of terrestrials and marine life here. Need to relocate to a warmer climate? We have more than enough sunshine and we are willing and ready to share it with you!

If you are planning an upcoming move to Orlando, here are 5 newcomer tips that should help you out once you get into town:

  1. Have multiple interviews lined up – If you’re not currently employed, it is always wise to send out your resumes before moving into town. This will not only give you a feel for what type of jobs are available in the city but may also get a few interviews lined up for once you get here. Assuming you land a few interviews, prioritize them and figure out which one you think will be best for you.   2. Know the cost of living – The cost of living in Orlando is one point lower than Florida’s average but is a bit higher than the national average. As the same goes with any upcoming move into a new city, you should have your financials set for at least the next six months before packing up and moving. Depending on you job and the lifestyle you live, in general, you can find a nice place in a decent area with nearby amenities and low crime rates.
  3. Prepare for the weather – The Atlantic hurricane season is officially kicks off from June 1 to November 30, that being said, it is always a good idea to have a plan if a big tropical storm is headed our way. News Channel 13 has created a Hurricane checklist to help prepare you for incoming tropical storms. If you are moving to Orlando from out of state, chances are you’re not coming from Texas or Arizona so prepare for the summer heat. Temperatures have been known to peak in the mid 90’s but the humidity is what will make you sweat. We love our sunny days but it is always good to step inside to a nice air conditioned house as well.
  4. Avoid Interstate 4 during rush hour – If you ask anyone who lives in Orlando and takes the I-4 to work during rush hour, they will more than likely tell you to stay off the interstate during rush hour. A $2.3 billion project named “I-4 Ultimate” will begin a 6 year ongoing interstate reconstruction in 2015, meaning that all lanes will be rebuilt, four variable-toll express lanes will be installed, and 15 major interchanges will be redone and 75 more bridges will be replaced – needless to say, stay away from the I-4 for the next six years.
  5. Walt Disney World Annual Pass Discounts – What? You didn’t think we could give you tips for living in Orlando without even mentioning the discounts to Disney World? When people think of Orlando (or even Florida for that matter), many peoples minds immediately think ‘That is where Disney World is..’ – Yes, it is. If you go to the Disney World website, there are 5 different discount options you can purchase exclusively for Florida residents. If you choose to get a discounted Annual pass, you will be get more than $150 in savings.
