Getting Your Clermont Lake House Ready to Sell

When preparing to list your lake house, it’s important to remember that you’re not only selling your home, you’re selling the lake. Buyers can make changes to the structure of the home, but a lake front location is something you’re stuck with. Therefore it’s important to focus on the lake, shoreline and lifestyle in order to hook the buyer. Here are some tips:

Define the destination: Potential buyers will first want to go to the water. Be sure there’s a welcoming, clear and well-lit pathway leading to the water’s edge and/or dock.Getting Your Clermont Lake House Ready to Sell

Dock & Deck Safety: Be sure docks, decks and shoreline walls are sturdy and safe. Replace or repair any damaged or loose areas. For floating docks, it’s best to rope them off as many people are not used to walking on them.

Curb Appeal on the Shore: Clean all debris, leaves and dead fish from shoreline. Rake all aquatic weeds and bottom muck as far out into the lake as possible. Have photos ready to show the shoreline during every season, especially summer.

Stage for the Lake Front Lifestyle: Buyers are buying a lake home for a reason…the lifestyle. Help potential buyers visualize their new lifestyle by strategically placing kayaks, life jackets, patio furniture, fishing gear and the like. As an extra bonus, have a kayak, canoe or row boat ready (with life jackets) to take them out on the water at a moment’s notice!

Market the Lake: Create flyers that have EVERY detail imaginable on the lake itself. Include things such as size), depth, allowed recreation, boating rules & regulations, Lake Association information, aquatic weeds, public access, boat launches, fish type, etc.

Is your Saw Mill Lakes home in Clermont vacant but you want to stage it to sell? No problem! Vacant homes make for bland listing photos with no character and nothing to “grab” a buyer. The good news for the seller is that great staging of your vacant home requires little investment that will pay off in the long run. The goal is to give color and life that will present itself in listing photos. Why? Because photos generate showings. Thank you to James K Poole for his beautiful lakefront image.

The Living Room:  You can add life to this room by simply placing a couple of arm chairs and a large plant in a good position. Then maybe add a few throw pillows or a throw blanket and a couple of interesting objects on a fire place mantle if you have one. This is affordable because most likely you already own these things and can live without them temporarily in your new or current place.

Luxurious bathroomThe Kitchen: Set a coffee pot or Kitchenaid mixer on the counter and hang a colorful hand towel from the oven. Then, maybe a basket of fake fruit on the counter as well. The fruit and hand towel will do much to make the room “pop”. This is affordable because the coffee pot could be a second one you already own or one you grab from a thrift store and the towel and fake fruit can all be purchased at a local dollar store.

The Bathroom: Get a great shower curtain with pattern and or color and a scented candle to place on the counter near the sink. The shower curtain can be purchased for as little as $10 and the scented candle, even though not lit, adds color and fragrance to the room. Plus, why not light it for the photos at least and see it’s glow bring warmth to the listing photo!

The largest of the Clermont chain of lakes is Lake Louisa. Lake Louisa’s shore line is rimmed with cypress trees whose needles turn red around Christmas time. 8 steps for highlighting your homes strengths and downplaying its weaknesses by staging:

1) Say good bye to clutter. Having too much furniture is a big culprit in this area. When professional stagers stage a home they often decrease furniture by as much as up to 50% and rooms look bigger for it.

2) Group furnishings. Instead of pushing furniture against the wall to create space, arrange it in conversational groups that float away from the walls allowing for good traffic flow. Thank you Alan Cookson for the lakefront image

3) Transform a room. We all have it. That one room that serves only to gather junk. It’s the “junk drawer” of rooms in your home. Why not give it a purpose? Perhaps designate it to be a guest room, craft room or office.

5) Go neutral. Paint rooms modern neutral colors that flow seamlessly from room to room.

6)Be artistic with wall hangings. Many people go right to hanging pictures and art in a straight line at eye level. However, grouping things together in collage style or in other creative ways helps it stand out and show off a space.

7)Bring outside inside. Go raid your yard and bring in some branches or a few flowers to place around your home. It’s appealing to bring nature inside especially if it flows right back to what you have to offer outside.

8)Clean up. A dirty bathroom or kitchen are big turn offs so make sure surfaces are clean, bright and open especially in these rooms.
