We’ve been seeing small trends of home prices are rising over the last few months and the general consensus is that the average listing price has gone up about 1% over the last few months and the median sales price has gone up nearly 14% over the last 2 to 3 months. Between February and April in Clermont Florida there’s been 833 homes for sale and 968 have recently sold. This is really good news in that many homes are selling quicker and are on the market for a much shorter time. The average listing price right now in Clermont is about $248,000 with the median sales price hovering around $165,000 which is up $20,000 just from a few months ago.Should I Sell my Clermont Home Now?

So sellers are wondering if now is a good time to sell or should they hold out for a little bit longer if the market keeps going the way it is. My suggestion is always if you need to sell now, now’s the right time to sell. Once school is out which is here shortly, there will be more buyers looking for homes since Summers a great time to move. But if you need to sell now, I would urge you to get your home listed in on the market now to get the majority of buyers through the door as quickly as possible and more offers on the table.

The longer home sits on the market the less interested gets from buyers. Right out of the gate, if price correctly, sellers can hope to gain a lot of buyers and possibly multiple offers on the same home. This is certainly something that sellers want to deal with and can be easily managed with a professional and expert Clermont real estate agent.

What to Do When Waiting on a Clermont Short Sale

Use Short Sale Waiting Period Wisely

Some stay as far away from Short Sales as they can, some go after them. If you are a Buyer who has put an offer on a Short Sale listing and waiting for the Short Sale lender’s approval, you must use this time wisely.What to Do When Waiting on a Clermont Short Sale

-Short Sale Lender may not approve the sale price- Although the short sale process has improved over the past couple of years, waiting period continues to be long(typically 3-4 months). If home prices increase between the time the offer is made and the time short sale lender orders a BPO(Broker Price Opinion) or an appraisal, chances are, fair market value of the house will be higher than offer price. Buyers of short sale homes must prepare themselves to pay higher for the home than original offer.

-Distressed homeowner may not qualify for Short Sale- You must keep in mind that distressed homeowner(seller) must provide certain documents to their lender in order for the short sale lender to process the short sale of the home. If they’re not able to provide such documentation or don’t meet the criteria, short sale lender may not approve the short sale.

-Buyers who are financing must qualify for the loan at the end of waiting period- If you’re financing, be sure to keep your credit scores same between the time you first apply for financing and the time of closing which could be anywhere between 3-9 months. This is not the time to purchase a new car, furniture or go charge happy! If your income to debt ratio goes down during the waiting period, you may not qualify to buy that house you had been waiting for.

Buyers should use short sale waiting period wisely by asking updates on the process from their Realtor on a weekly basis and also get market updates and know which direction home prices are going. If prices are increasing, prepare to pay more for the house than your offer. Don’t assume the short sale will be approved, keep your options open.

Home prices in Orlando Florida are starting to get a little out of hand. Since we’re coming back from our real estate bubble in the early 2000’s, home prices, especially in downtown Orlando, are starting to skyrocket. This is forcing a lot of people out of town and into smaller communities such as Winter Garden, Pine Hills, Minneola, and Clermont.Clermont Homes for Sale

Clermont Florida is a beautiful community just to the West of downtown Orlando in amongst Lake Minnehaha and Lake Louisa. Just about every home has some form of Lakeview or lakefront property and home prices are much more reasonable starting at around  $120,000. Homes can reach as high as over $400,000 that this is the more luxury, larger acreage home. A beautiful home of around $300,000 sits on larger lots and offers 3 to 5 bedrooms with over 3000 ft.² of living space. Many of these homes you can find below market value in a short sale or foreclosure option.

For around $180,000 you can find a beautiful home in Clermont for a three bedroom two bath home about 2000 ft.². Many of these homes or even nestled around Lake Louisa with gorgeous lakefront property and views.

To the North you can find homes starting at around $60,000 but many of these will be manufactured or mobile homes. Site built homes start at around hundred thousand dollars and you can find many homes with larger floor plans of over 2000 ft.² with five and six bedrooms for under $200,000. Several of these homes may need a little TLC a chill never know what you find until you get out there and look.

Holiday Events and Festivals in Clermont Florida

Holiday Activities in Clermont, Florida –

Light Up Clermont – City of Clermont is Clermont’s biggest event of the year. This year, the highly anticipated holiday extravaganza happens November 30th and December 1st. This event has been a tradition for 24 years! Festivities include a parade, vendors, food and performances! Come take in all the Christmas season has to offer as your presence helps light up Clermont!Christmas Parade in Clermont Florida

Not too far from Clermont, in nearby Winter Garden, you can take part in 12 Days of Christmas. This event turns downtown into a winter wonderland running from November 30 – December 22. All the regular Christmas traditions can be expected and anticipated! Christmas lights, shops, vendors, live music and entertainment will keep your senses buzzing. As well as a farmer’s market, Santa’s workshop and even horse drawn carriage rides! Christmas in Winter Garden is a fantasy come to life.

Winter Garden also hosts the Winter Garden Santa run. This event is special in that local police, fire department and city helpers along with Santa will travel the streets of the city bringing holiday music, candy and Christmas cheer! You will find them making their way through the streets December 10-14 from 6-9. For specific dates and parts of town visit the website.

But wait! Winter Garden festivities don’t end there! Light Up Winter Garden and the Winter Garden Christmas Parade are more fun events just waiting to be the place where your favorite holiday memories are made.

If Christmas lights are what light you up, hop on over to Minneola, Florida and check out  Jays Lights. Jay designs, builds and programs computerized light shows at his home. He does this for other main holidays as well, such as Halloween, but Christmas is the real glittering extravaganza that you won’t want to miss! It is both entertaining and astonishing!
