Getting Your Clermont Lake House Ready to Sell

When preparing to list your lake house, it’s important to remember that you’re not only selling your home, you’re selling the lake. Buyers can make changes to the structure of the home, but a lake front location is something you’re stuck with. Therefore it’s important to focus on the lake, shoreline and lifestyle in order to hook the buyer. Here are some tips:

Define the destination: Potential buyers will first want to go to the water. Be sure there’s a welcoming, clear and well-lit pathway leading to the water’s edge and/or dock.Getting Your Clermont Lake House Ready to Sell

Dock & Deck Safety: Be sure docks, decks and shoreline walls are sturdy and safe. Replace or repair any damaged or loose areas. For floating docks, it’s best to rope them off as many people are not used to walking on them.

Curb Appeal on the Shore: Clean all debris, leaves and dead fish from shoreline. Rake all aquatic weeds and bottom muck as far out into the lake as possible. Have photos ready to show the shoreline during every season, especially summer.

Stage for the Lake Front Lifestyle: Buyers are buying a lake home for a reason…the lifestyle. Help potential buyers visualize their new lifestyle by strategically placing kayaks, life jackets, patio furniture, fishing gear and the like. As an extra bonus, have a kayak, canoe or row boat ready (with life jackets) to take them out on the water at a moment’s notice!

Market the Lake: Create flyers that have EVERY detail imaginable on the lake itself. Include things such as size), depth, allowed recreation, boating rules & regulations, Lake Association information, aquatic weeds, public access, boat launches, fish type, etc.

Winter Garden Village has a New Owner

Winter Garden Village has a New Owner

Do you live the Winter Garden area of Florida? Well then you probably shop at Winter Garden Village, West Orange County’s 161 acre signature retail development. You also may be interested to know that this retail development of Winter Garden Village now has a new owner. It’s the largest retail transaction so far for 2014 close to the tune of $251 million worth of retail investment sales in Central Florida.Winter Garden Village has a New Owner

The new owner is DDR Corp. DDR Winter Garden LLC, which is an entity related to the Beachwood, Ohio based real estate investment trust (NYSE: DDR), spent $196 million to buy the 1.1 million square foot Winter Garden Village at Fowler Groves from Cole MT Winter Garden FL LLC and Spirit MT Winter Garden FL LLC on the 19th of July as indicated by Orange County records.

Available space for lease is being marketed on the website of DDR. Since this is the biggest retail transaction so far this year, it’s a good indicator that investors are willing to spend the big bucks on Central Florida real estate such as Winter Garden, Minneola and Clermont areas near Orlando.

In addition to this, the new owner could put more capital towards improving and/or developing the property. It’s also notable that this transaction has occurred just five years after the seller, a subsidiary of Phoenix based Cole Real Estate Investment, bought the open air lifestyle center for $180.4 million from a developer known as The Sembler Co.

Curb Appeal Checklist to Sell that House!It can never be over stated that curb appeal is so very important when it comes to selling your Orlando home. The majority of potential buyers will NEVER even come to your property if it’s online pictures are lacking curb appeal OR if they do happen to drive by your property, they’ll just keep on driving without a second thought of even getting out of the car if your curb appeal doesn’t do its job to lure them in and take a look around.

You must inspect the outside ground. Remove any building materials, scrap wood, discarded household items and things that simply DO NOT belong from the property. Make sure everything that is seen from the street “curb appeal” is indeed appealing. When it comes to buying homes, buyers do judge a book by its cover. Store garbage cans in the garage or otherwise out of site.

Curb Appeal Check List:

  • -Check the home from the roof line down.
  • -Is the roof free and clear from debris and moss?
  • -Are the gutters clear and hung neatly? No dry rot?
  • -Are the windows clean and free from obstructions (such as overgrown bushes or trees)?
  • -Are bushes, trees and shrubs nicely pruned?Garden
  • -Inspect the condition of the paint or siding for chips etc.
  • -Is it time to power wash the siding?
  • -Is touch up paint needed?
  • -Is the front door in good condition?
  • -Do flower beds need any attention?
  • -Are plants neatly pruned?

  • -Is the bed properly mulched?
  • -Are flowers in bloom?
  • -Keep the lawn neatly groomed.

Inspections to Have on a Lake Front Home in Clermont

If you think inspections on regular homes are important, they’re even more so on a lake front property. When water is involved, it is even more important to make sure you get a proper inspection before buying the property.

Make sure the inspector is state licensed. This inspector can reveal problems in the home as well as it’s condition that the seller may not reveal to you themselves, or that the seller may not even know about! This inspector will also give you a detailed report in writing. The report will recommend adjustments, repairs or replacements.Inspections to Have on a Lake Front Home in Clermont

Your real estate agent or contractor should be able to recommend at great inspector. However, be warned when taking a recommendation for an inspector from the agent SELLING the property. If an inspector works for the selling agent, they have a financial incentive for the deal to go through.

Be sure to accompany the inspector as he goes through the property. This way, the inspector can point out to you what he/she finds as they find it. They’ll check things like the foundation, electrical power, and antiquated aspects of an older home that could be fire hazards.

Other things you might want the home inspected for include termite infestation and wood damage. If termite damage is caught on the inspection, you can have the seller pay for it before the deal goes through. Wood damage may be caused by moisture traveling up from the lake to the house through the soil resulting in mold. Mold eats structures and is hazardous to your health as well.

When purchasing a lake home with a septic tank, the septic system must be inspected to ensure that it’s being properly serviced and no waste is leaking into the soil or lake. Also, once you own the home, be sure to have the tank pumped out ever couple of years to prevent back ups and run offs into the lake.

You will also want the inspector to check the slope and terrain of the property for proper drainage of rain water away from the home. This is especially important when living where the soil is already damp from being near a lake.

If you have a dock, get that inspected too for sagging or any other problems. You may be able to get the seller to pay for any repairs or replacements.

Is your Saw Mill Lakes home in Clermont vacant but you want to stage it to sell? No problem! Vacant homes make for bland listing photos with no character and nothing to “grab” a buyer. The good news for the seller is that great staging of your vacant home requires little investment that will pay off in the long run. The goal is to give color and life that will present itself in listing photos. Why? Because photos generate showings. Thank you to James K Poole for his beautiful lakefront image.

The Living Room:  You can add life to this room by simply placing a couple of arm chairs and a large plant in a good position. Then maybe add a few throw pillows or a throw blanket and a couple of interesting objects on a fire place mantle if you have one. This is affordable because most likely you already own these things and can live without them temporarily in your new or current place.

Luxurious bathroomThe Kitchen: Set a coffee pot or Kitchenaid mixer on the counter and hang a colorful hand towel from the oven. Then, maybe a basket of fake fruit on the counter as well. The fruit and hand towel will do much to make the room “pop”. This is affordable because the coffee pot could be a second one you already own or one you grab from a thrift store and the towel and fake fruit can all be purchased at a local dollar store.

The Bathroom: Get a great shower curtain with pattern and or color and a scented candle to place on the counter near the sink. The shower curtain can be purchased for as little as $10 and the scented candle, even though not lit, adds color and fragrance to the room. Plus, why not light it for the photos at least and see it’s glow bring warmth to the listing photo!
