The study was conducted by Health and Place an organization that researches the power of nature as therapy for humans. Using national databases, study conductors found that people who lived near water reported less psychological distress. In particular residents of New Zealand that lived on or in a visible distance of the coastline. To further solidify their findings they tested for other factors such as wealth, crime rates, and a few other key factors and the findings of living near the water held true amongst many different variables in the environment.   • Strengthened Immune System: As you reduce your stress levels and increase your relaxation, you just may experience a stronger immune system. Stress is a major enemy of a healthy immune system, in fact, many people do not realize they have a stress problem until other health issues send them to the doctor and once there they are given tips on how to reduce stress to cure their ailment.  
  • Refreshed Lungs: Breathing in fresh air is very beneficial for the lungs. The atmosphere around bodies of water contains negative ions that increase the body’s ability to absorb oxygen. This increase in oxygen boosts your mood (relieving stress) all while filtering out extra dust, allergens, and germs. This is great news for allergy sufferers and anyone prone to frequent colds.  
  • Better Sleep: The sound of water is so soothing and is a great tool to help the mind to relax and then the body can/will follow. A deeper state of relaxation helps you to unwind after a busy day and also helps you to sleep much deeper, making your waking hours all the more enjoyable because you have been well-rested.

Victory Pointe 

A park in the heart of downtown Clermont spanning from Lake Minneola to South Minneola Avenue. This is one of Clermont’s newest parks, it just opened last year. The park features an impressive stormwater run-off system as well as walking/running/biking trails that weave from the waterfront to downtown businesses, overlook tower with great views of the surrounding area, and pavilion that serves as a place for festivals and Clermont’s famous triathlon competitions.

Waterfront Park 

A two-mile park also along the shores of Lake Minneola. This is home to the South Lake Trail, a portion of the larger Coast-to-Coast Trail. Other features include a splash pad, entertainment pavilion, playground, swimming beach, fishing pier, boat ramp, a boathouse for rowing and sailing vessels, and Clermont Historic Village.

Open only on the weekends. Come explore some of the history of Clermont. Here you will find an old train depot, Townsend Home, Kern Home, Cooper Memorial Library and a World War II Quonset Hut and a re–created one-room schoolhouse.  

Lake Hiawatha Preserve 

A 200-acre nature preserve park that is home to a championship disc golf course, wooden playground,  and hiking trails. If you are a long-distance runner you can take part in international timed runs held weekly at the park.  

 

Clermont Arts and Recreation Center 

A mixed-use facility featuring both physical recreation and the performing arts. One side is home to three swimming pools and a gym, while the other side houses the Clermont Performing Arts Center and Black Box Theater.

Citrus Tower and Presidents Hall of Fame 

Some of Clermont’s busiest attractions, they bring visitors from all over Florida looking to take in some American history and natural beauty. Citrus Tower allows views spanning several counties and is one of the very few places to take them in. This awesome quiet suburb of Orlando has gained popularity with many people and has seen positive growth in recent years. I often get this question, is Clermont Florida a good place to live? Of course, being from this area, I love it and that’s why I have focused my business around Clermont but it doesn’t necessarily mean that everyone will love it as much as I do. When determining where to live just outside of Orlando, Clermont makes a good city for consideration but let me tell you why.

Clermont is located in Lake County Florida about 20 miles west of Orlando and home to about 33,000 residents. It’s part of the Orlando Kissimmee Sanford Metro area and its economy is centered around retail trade, tourism, restaurants and lodging. We are located between Lake Mineola and Lake Minnehaha just outside of the borders of Lake Apopka south of Florida’s Turnpike. Our boundary stretches down to Lake Louisa covers a total of about 12 mi.².

Many people love this area because it’s not quite the hustle and bustle of downtown Orlando but your less than 30 minutes from all of the nightlife and entertainment that Orlando has to offer without the high prices, traffic, or noise of the big city. Clermont has been named as one of the top 20 cities in America and the best of Central Florida city to live in. That’s saying quite a lot! Arts and performances, camps and activities for people of all ages, Clermont is no stranger to keeping our residents well entertained and active. We have senior programs and youth events, preschools in some of the highest rated schools in the area. Is Clermont Florida a Good Place to Live?

Let’s take a look at some demographics:

  • Population: 33,000 residents
  • Median income $60,000
  • Unemployment rate: 4.4%
  • Average home price: $280,000
  • Average commute time: 31 minutes

Clermont Florida is just an hour and 20 minutes to the Gulf of Mexico and about an hour and a half to the Atlantic Ocean on the east. It’s literally dead center in Florida’s Panhandle so it’s a great location if you’re looking to be close to both sides of the state depending on what type of weather and water you’re looking for.

Schools

Clermont does not have its own school district but is part of the Lake County school district. Some of the top-rated schools include the Cyprus Ridge Elementary school, the Lost Lake elementary school, the Pine Ridge Elementary school, the East Ridge middle and the East Ridge high school as well as Windy Hill middle school and Clermont middle school. These schools receive excellent scores from parents and teachers alike for test scores, graduation rates, academics, and extracurricular activities. People moved to Claremont simply for the school district, so if you have school age children, this might be a serious deciding factor.

Is Clermont Florida a Good Place to Live?

Weather

If you’re moving here from out of state, the weather is sure to be a deciding factor. Whether it’s the sun, the heat, or just the lack of rain that you’re looking for, if you’re looking for sunshine, Clermont certainly delivers. Our cooler temperatures are in January where our high can be 70° and the low can be in the mid-40s and our highest temperatures are in July and August, which can reach 95° and the low 70° at night.

Overall we have about 50 inches of rain per year with average high temperatures between 85 and 90° and annual low temperatures between 50 and 60°. Of course, being in Florida we have no snowfall but over 300 days of sunshine. Surprisingly, most of our precipitation happens in the summer months where you will get a serious downpour of a shower right after lunch time only to have the sun, shining through minutes later. This keeps our landscaped green, trees flourishing, and are wildlife excited.

How to Negotiate the Highest Price in a Seller’s Market

How to Negotiate the Highest Price in a Seller's MarketYou’re selling your house and the timing is perfect…It’s a seller’s market! You’ve listed your home and have several interested buyers. You’re certain you can get your full price offer, but can you leverage what you have into an accepted offer that is… above the list? Perhaps three percent, even five percent or more above the list? You sure can! Here’s how you go about it:

1) Be easy to work with and very helpful. Buyers tend to be willing to negotiate with sellers whom they like and are eager to help. Your agent should answer all questions quickly and thoroughly.

2) Be proactive and communicate openly with all buyer agents who have scheduled showings to date. Your agent should be encouraging as many people as they can to write an offer on your home. Your agent will let every showing agent know that your property is gaining tremendous interest and that if an agent has shown yet to do it quickly so their clients don’t miss out on the opportunity to write up their offer. Your agent will also call and email each showing agent to ensure they get the message.

3) Suggest a selling price that is way too high. This means your agent will use the power of suggestion to drive up the bidding price on your home by sharing with buyer agents how they’re surprised by the overwhelming interest in your property and that they wouldn’t be surprised if it goes for higher than list price.

4) Justify a price that is way too high. When your agent is conversing with the buying agents, he’ll share good reasons why they should write a strong offer.

5) Provide a status update to all parties once the first offer comes in. Your agent will once again call and email each showing agent to inform them how much time they have to make an offer and then encourage as many offers as possible because, with each additional offer you receive, your power to negotiate price goes up.

6) Negotiate and accept a secondary offer. Do this once your primary offer is accepted. This is a great tactic for your agent to use in case your first offer falls through. If buyer number one is informed of your solid plan B in the works, they’re more likely to do what it takes to get things finalized. A good example would be that they’ll probably not quibble about anything that shows up on the inspection, for instance.

Of course, this can all only be done with effective marketing and proper pricing in the first place. Good marketing and a proper price will draw the buyers in. Then it’s up to your agent to advocate your best interests and communicate effectively to potentially sell your home for well above list price. Ready to get listed and sold? Call me today!
