Getting Your Clermont Lake House Ready to Sell

When preparing to list your lake house, it’s important to remember that you’re not only selling your home, you’re selling the lake. Buyers can make changes to the structure of the home, but a lake front location is something you’re stuck with. Therefore it’s important to focus on the lake, shoreline and lifestyle in order to hook the buyer. Here are some tips:

Define the destination: Potential buyers will first want to go to the water. Be sure there’s a welcoming, clear and well-lit pathway leading to the water’s edge and/or dock.Getting Your Clermont Lake House Ready to Sell

Dock & Deck Safety: Be sure docks, decks and shoreline walls are sturdy and safe. Replace or repair any damaged or loose areas. For floating docks, it’s best to rope them off as many people are not used to walking on them.

Curb Appeal on the Shore: Clean all debris, leaves and dead fish from shoreline. Rake all aquatic weeds and bottom muck as far out into the lake as possible. Have photos ready to show the shoreline during every season, especially summer.

Stage for the Lake Front Lifestyle: Buyers are buying a lake home for a reason…the lifestyle. Help potential buyers visualize their new lifestyle by strategically placing kayaks, life jackets, patio furniture, fishing gear and the like. As an extra bonus, have a kayak, canoe or row boat ready (with life jackets) to take them out on the water at a moment’s notice!

Market the Lake: Create flyers that have EVERY detail imaginable on the lake itself. Include things such as size), depth, allowed recreation, boating rules & regulations, Lake Association information, aquatic weeds, public access, boat launches, fish type, etc.

Curb Appeal Checklist to Sell that House!It can never be over stated that curb appeal is so very important when it comes to selling your Orlando home. The majority of potential buyers will NEVER even come to your property if it’s online pictures are lacking curb appeal OR if they do happen to drive by your property, they’ll just keep on driving without a second thought of even getting out of the car if your curb appeal doesn’t do its job to lure them in and take a look around.

You must inspect the outside ground. Remove any building materials, scrap wood, discarded household items and things that simply DO NOT belong from the property. Make sure everything that is seen from the street “curb appeal” is indeed appealing. When it comes to buying homes, buyers do judge a book by its cover. Store garbage cans in the garage or otherwise out of site.

Curb Appeal Check List:

  • -Check the home from the roof line down.
  • -Is the roof free and clear from debris and moss?
  • -Are the gutters clear and hung neatly? No dry rot?
  • -Are the windows clean and free from obstructions (such as overgrown bushes or trees)?
  • -Are bushes, trees and shrubs nicely pruned?Garden
  • -Inspect the condition of the paint or siding for chips etc.
  • -Is it time to power wash the siding?
  • -Is touch up paint needed?
  • -Is the front door in good condition?
  • -Do flower beds need any attention?
  • -Are plants neatly pruned?
  • -Is the bed free and clear of weeds and cat refuse?
  • -Is the bed properly mulched?
  • -Are flowers in bloom?
  • -Keep the lawn neatly groomed.
  • -Is the lawn free from weeds?
  • -Is the lawn, sidewalks and driveway free from grass clippings?
  • -Is the lawn neatly edged?

Lake Minneola Scenic Trail

Are you looking for something to do this weekend with your family in Clermont, Florida? How ’bout hitting the trail? You’ll love it and the next time someone tells you to go “take a hike” you’ll be more than happy to and know exactly where to go!

The South Lake Trail mainly known as the Lake Minneola Scenic Trail is only about 20 miles west of Orlando and takes in some of central Florida’s most breathtaking views. This seven mile paved trail is the place where you’ll find the most hills, lakes and wide open vistas in the region.  This trail is perfect for biking, walking, inline skating and is also wheel chair accessible.

Additionally, the trail is only five miles from the West Orange Trail and soon there will be plans to connect the two. At the midpoint of the trail, signs point to a 0.25 mile spur for the Minneola trailhead which is a great spot to park your vehicle.

Lake Minneola Scenic Trail

Near Lake Sumter Community College on North Hancock Road is where the trail starts on top of a hill. When the weather is good and the sky is clear you’ll take in spectacular views of the region including the span between the lakes to the Orlando skyline. What could be better? The first two miles of the trail move down hill toward Lake Minneola in  Clermont and are pretty easy. Streetlamps allow for good lighting and use of the trail at night time.

The trail skirts the south shore of the lake, providing for excellent scenery. Clermont Public Beach boasts refreshingly cool water and convenient trail side amenities including restrooms, picnic tables, and parking. The last mile of the trail wraps around the lake to the western trailhead.

Should you take any of the side streets leading away from the lake, you’ll end up at various shops and restaurants in downtown Clermont.

It usually means “let’s talk”. Rejected offers are more common than many people realize. As your agent will tell you, a rejected offer often sets the stage for what can be quite the process. A rejected offer means it’s time for  you all to sit down and work on a compromise.

The largest of the Clermont chain of lakes is Lake Louisa. Lake Louisa’s shore line is rimmed with cypress trees whose needles turn red around Christmas time. 8 steps for highlighting your homes strengths and downplaying its weaknesses by staging:

1) Say good bye to clutter. Having too much furniture is a big culprit in this area. When professional stagers stage a home they often decrease furniture by as much as up to 50% and rooms look bigger for it.

3) Transform a room. We all have it. That one room that serves only to gather junk. It’s the “junk drawer” of rooms in your home. Why not give it a purpose? Perhaps designate it to be a guest room, craft room or office.
